Conservatory, Orangery or Sunroom Planning Application – includes measured survey, all drawings (existing and proposed) and liaison with the Planners.
Certificate of Lawful Development – for when Planning Permission is not required but an official certificate stating this is requested by the homeowner for peace of mind. Drawings prepared as for a Planning Application.
We recommend that all projects have Planning Permission or a Certificate of Lawful Development.
Conservatory, Orangery or Sunroom Building Regulations Application – including “solid roof” Full Plans application, to include all construction drawings.
Proprietary roof systems deemed to be LABC approved still require the submission of an application and inspections by LABC or AI in terms of the whole structure. It is not correct that the use of such roofs means that the conservatory can be opened up to the house without separating doors. This is possible – but requires a Building Regulations Application. Where a solid roof is to be supported by reinforced windows we recommend using a Building Notice rather than Full Plans Approval. This is because we would have very little input into the design.
Severn Trent Build-over Agreement – includes measured survey and drawings of existing sewer layout, and the design of a new layout if required by Severn Trent.
Severn Trent require a “Build-over” application where there is to be excavation within 3m of a Public Sewer. A Public Sewer is any sewer which does not serve only the householder’s property. i.e. any sewer which does not start on the housholder’s land.
Window Replacement Permission in Conservation Area – includes measured survey and all joinery detail drawings as required by the Local Authority. Also the Heritage Statement.
